8 Questions to Ask Before Hiring

Are you licensed and insured in my state?
Why it matters: Unlicensed contractors have no accountability. Verify the license number with your state contractor board before signing.
Can you show me photos of a recent job similar to mine?
Why it matters: Real project photos show actual workmanship. A contractor who can't provide them likely doesn't stand behind their work.
What exactly does your vapor barrier/encapsulation warranty cover?
Why it matters: Some warranties cover labor; many only cover materials. Get the warranty in writing and check if it transfers to future owners.
How will you address the moisture source before sealing?
Why it matters: Sealing without fixing the cause (grading, gutters, plumbing leaks) means moisture will find another way in. Good contractors fix the source first.
What thickness is your liner and why?
Why it matters: Quality encapsulation uses 12–20 mil polyethylene. Cheaper installs use 6 mil. Thinner liners puncture and degrade faster.
Will you tape and seal at all seams, walls, and penetrations?
Why it matters: Unsealed seams defeat the purpose of encapsulation. Ask to see their seaming process and the tape brand they use.
What humidity levels should I expect after the job?
Why it matters: A contractor should be able to tell you the target RH% and explain how they'll achieve it (drainage + dehumidifier vs liner alone).
Is your quote written and itemized?
Why it matters: Verbal quotes create disputes. An itemized written quote protects you and lets you compare bids accurately.
